RETENTION OF INDUSTRIAL PROPERTIES
IN THE SIMMONS STREET - )F ROXBURY
The main industrial building in this area is located at
2- 38 Simmons Street. This property was purchased by us in July
1958. The building consists of five stories and basement, with
approximately 50,000 square feet of space per floor for a gross
total of 300,000 square feet.
The Sawyer - Tower Corporation, the previous owners, vacated
the building shortly after we purchased same, and we successfully
converted the building to multiple occupancy shortly thereafter.
The building is now fully occupied by 17 tenants (Exhibit A).
The cost of the conversion was quite substantial,, A new
electrical vault and a 4,000 amp. Buss Duct System extending to
the top floor to service the electrical requirements of all
tenants, from their own floor was installed. The entire roof
area is new and ninety-five percent of the toilet facilities are
also new About 100,000 square feet of new hardwood flooring has
been installed* All of the inside has bee'n painted as well as
major portions of the exterior.
There is one passenger and one freight elevator that is new.
and two of the other three freight elevators have been updated

to meet the new code. All of our parking areas were hot-toppod.
A new oil burner was installed and many areas had additional
heating coils added. Loading docks were built at every freight
elevator location,' The building is fully sprinklered.
The parking facilities are quite adequate, however should
additional land . become available we could use about 15 , 000 square
feet for this purpose. All trucking is directed to the rear of
the building where the elevators and loading docks are situated.
There is the average trucking f uilding of this size and in
the future if Linden Park Street is retained as the main access
into the area it should channel itself quite smoothly.
The building is very well maintained. It is our feeling thai
We have created as fine and efficient a multi-story building as
any that may be available to our tenants in the Boston area at
the present rentals charged to them, the average of which is 50yi
per square foot, heated ,
The three other buildings that are bounded by Linden Park,
Hampshire , Vernon and Simmons Streets have a total of approxi-
mately 175 j 000 square feet of floor space and should generate em-
ployment for approximately 275 people. These buildings are fully
occupied. We believe that the tenants in thase three buildings
are anxious to remain as are all the tenants j_i A „he 2- 38 Simmons

The tax revenue received by the city from these four build-
ings is approximately $45,QQ0o00, The city receives from this

complex an additional $10, 000 . 00 - C 15 ,000.00 in the way of water,
sewer, and fire pipe charges .
The majority of the 775 jobs (Exhibit A) in this complex
would not be retained by the city; cither in existing space, which
is rapidly being diminished, or in newly built facilities, which
would prove too costly. The type of business located here do not
allow for high rent costs. A low rent schedule is imperative for
these tenants , enabling them to retain their competitive position.
There is the additional advantage to them of a good supply of lo-
cal labor. Most of these firms would be forced to locate outside
of the city of Boston, thus removing a substantial payroll con-
tribution to the residents of the city. (Exhibit B)
We , as well as the owners of the other three buildings, would
co-operate with the Boston Redevelopment Authority in all of
their recommendations, so that the buildings could be made com-
patible with any new surrounding facility.
Furthermore, the land Mass supporting" this large employment
figure is not extensive. To duplica-ce this employment in a
"Route 128" type park, within the city, would require a land
Mass at least four to five times the area under discussion.
