place Commonly Called Duck pond ; and a piece of Salt and fresh
meadow Lying in the Little meadow So called the Said Meadow
Lying on the north Side of Nassau Island all Lying in the Town-
ship of Oysterbay aforesaid which premises was purchased by
the Said Daniel Cock and Phiany Cock In equal Partnership from
Joseph frost as may appear by Said Frosts deed to Said Daniel &
Phiany Cock; and whereas the Said Daniel Cock hath disposed
of the one half of his right to his Sister Lorette Cock by Deed of
Said Land and meadow Bearing date this Ninth Instant March
So that the Said Daniel Cock is now possessed of the equall forth
part of the Said Lands and Meadows ; and the Said Phiany Cock
of the one half of the premises ; and the Said Lorette Cock of the
one forth part of Said premises, and the Said Daniel Cock is
Desirous to have his part seperated and Divided of from the other
part ; and the Said Phiany Cock and Lorette Cock agrees thereunto
and that their parts Shall for the Present Ly in Common Between

Cock for and In the Consideration of the Sum of five Shilhngs of
good and Lawful! money of the [province afore] Said to them
in hand well and Truly paid by the Said Daniel Cock before the
ensealing hereof the recept whereof is hereby Acknowledged;
and for other good Causes and Considerations them the Said
Phiany & Lorette Cock Especially moving have granted released
remised Quittclaimed and Confirmed and by these presents for
themselves and their heirs do fully freely Clearly and absolutly
grant release remise Quitclaim and confirm unto him the Said
Daniel Cock and to his heirs and assigns forever the Equall one
forth part of the Land and meadow above mentioned the Lands
Being Bounded as foUoweth the first Bounder is the north Side
of the Highway that Leads from the meeting house to Musketi-
cove Two rods Eastward from James Townsends Land thence
runing Northwardly Keeping Two rods Eastward from James
Townsends Land Thirty five rods and one half a rod Into the
pond and thence runing Easterly or East Three degrees South
fifty four rods being in the orchard to a Stake and thence north
as the Compass points thirty rods and fifteen Links of Chain
to an Other Stake and thence East three degrees South about
fifty three rods to the highway that Leads from the meeting house
to Matinecock and thence Southerly by the highway untill it
meets the meeting house Land and thence by that Land to the
Southeast Corner to a Large White Oak Stump Southwesterly
from the meeting house and Joyning to the highway that Leads
from Said meeting house to Mosketicove and thence Westerly
along the north Side of the highway to the first Bounds which is
Two rods Easterly from James Townsends Corner Containing
Twenty nine acres and thirty nine Square rods [of land inclu]ding
the Greater part of the Orchard and Mowing Ground and about
half of the pond that Lyes Southwesterly from the Dwelling
house Being Bounded on the west by the Said Phiany Cocks and
Lorette Cocks Land and north also by their Land together with
all the fences fields Orchard and appurtenances to the Same
Belonging within the Said Bounds, TO HAVE AND TO HOLD
the above remised Premises with all and Singular the appur-
tenances unto him the Said Daniel Cock his heirs and assigns
to his and their own proper use Benefit and Behoof from hence
forth and forever : And the Said Phiany Cock and Lorette Cock
for themselves respectively and for their respective heirs Execu-
tors and administrators doth Covenant and agree that he the Said
Daniel Cock and his heirs and Assigns Shall and may by Virtue
of these Presents Shall and may HAVE HOLD Use occupy
Command Enjoy and freely possess all the above Bargained prem-
ises with the appurtenances free and Clear and freely and Clearly
from any Let hindrance molestation Interuption or Deniel of them
the Said Phiany Cock and Lorette Cock or Either of them or

THIS INDENTURE made this Tenth day of the third month
Called March In the Year of our Lord Christ one Thousand
Seven Hundred and Sixty Eight By and Between Daniel Cock
Jun*" (Son of James Cock Deceased) of the Township of Oyster-
bay In Queens County and Nassau Island in the province of New
York Yeoman of the one part, and Phyany Cock and Lorety Cock
his Sisters Both of the same place Single Women of the other
part Witnesseth that Whereas: the parties aforesaid are Law-
fully Seized and Possessed of (a) Certain Messauge and farm
of Land Situated near a place Called Duck pond in the Township
aforesaid which Did belong unto Joseph Frost : which premises
was purchased of Joseph frost by the Said Daniel Cock and
Phiany Cock in Equall partnership ; and whereas the said Daniel
Cock hath since Disposed of one half of his Right to his Said
Sister Lorety Cock By Deed : and also there Being a piece of
Meadow Ground Both Salt and fresh Lying in the Little meadow
So called Lying on the North Side of this Island of Nassau in
the Township aforesaid which the Said frost Sold unto the Said
Daniel and Phiany Cock and Comprised in Said frosts deed :
which Said Meadow the Said Daniel hath Sold his half part to
his Said Sister Lorety Cock as by his deed [to] her may Appear
Dated the ninth day of this Instant March So that the Said Daniel
Cock is now possessed of the Equall [half] part of the Said
Lands and meadows and Lorety Cock of one Equall forth of the
premises and Phiany Cock of the one [fourth] the Said Premises
as it now Lyes in Common amongst the Said partners: and the
Said parties have agreed that the [Said] Daniel Shall have his
Share of the Lands Seperated by himself, and that his Sisters
their parts by themselves as Tenants in Common Untill they
Shall Se cause to make a Division Between themselves : NOW
KNOW YE that the Said Daniel Cock for and in the Consider-
ation of the Sum of five Shillings of good and Lawfull Money of

Said Phiany Cock and Lorety Cock the recept is hereby Ac-

Side of the Highway that goes from Musketicove to the Meeting
house and from Said Corner Runing easterly Two rods thence
Runing northerly by James Townsends Land from the highway
Thirty five rods and one half into ye pond and keeping Two rods
Wide all the Way into the Said pond and thence runing from the
west side of the Land East three degrees South fifty four r[ods
to] the Orchard to a stake and thence north thirty rods and fifteen
Links of Chain to another Stake in the field and thence [ ]

degrees South about fifty three rods to the highway that Leads
from the meeting house to Matinecock and thence Northe[rly
along the] highway to Daniel Underbills Land and thence West-
erly by his Land to the northwest Corner thence Southerly part-
ly [by] Daniel Underbills Land and partly by James Townsends
Land untill it Comes to the first Bounds to Mosketicove road
w[here it] Began Containing about eighty Seven Acres Two
quarters and thirty Six Rods of Land: and also the three quar-
ters of the Said meadow Ground together with all the rights
members and appurtenances thereunto Belonging with the rever-
sions and remainders thereof to Be divided Between them in
Such manner that the Said Phiany to have Two thirds thereof
and Lorety the one third thereof of Said Land and meadow TO
HAVE AND TO HOLD the above remised premises with the
appurtenances unto them the Said Phiany Cock and Lorety Cock
and to be Divided Between them according to their and Each
of their respective Rights in the Same and to remain unto them
and their respective heirs and assigns forever: and to the only
proper use Benefit and Behoof of them the Said Phyany Cock
and Lorety Cock and to their heirs and assigns in manner as
above Said for ever : and the Said Daniel Cock for himself and
his heirs Executors and administrators doth Covenant and agree

wyke of wolver Hollow in the Bounds of Oysterbay in Queens
County on Nassau Island in the Province of New York Yeoman
of the one part And Daniel Cock Jun"" Phyany Cock, And Lorette
Cock all near Matinecock in the Township County, Island and
Province aforesaid of the other part. Witnesseth that whereas
the parties are Seized of Certain Salt and fresh meadow Lying
at Frosts Creek on the north Side of this Island near the Sound
in the Township of Oysterbay Near or at matinecock aforesaid
Contigious to the Dwelling house of Samuel Robbins and near
to the Still house ; Which Said meadow, the five Eight parts Be-
longs to the Said Abraham Vanwyke. and the Three Eight parts
Belongs to the Said Daniel Cock and his Two Sisters Viz Phyany,
and Lorette Cock; and the parties have agreed and made a devi-
sion of said meadow In Two parts according to their rights in
the Same By Butts and Bounds as is hereafter mentioned (as
may also appear by a Map made of the Same By Samuel Willis)
Now this Indenture further Witnesseth that the Said Abraham
Van Vyke In Consideration of his part and Share in Said mea-
dow Being Set a part and released unto him by the Said Daniel
Cock, Phyany Cock and Lorette Cock by a deed of release Bear-
ing Equall Date with these presents as well as for the Considera-
tion of the full and Just Sum of five Shillings of Law full money
of New York to him the Said Abraham Van Wyke in hand paid
by the other party aforesaid the recept whereof he doth Acknol-
edge and himself fully Satisfied and paid he the Said Abraham
Vanwyke doth remise, release, and forever Quitclaim, And By
these presents (for him Self and his heirs) doth fully, freely,
Clearly and absolutely Release remise and forever Quit-claim
unto them the Said Daniel Cock Phyany Cock and Lorette Cock
and to their heirs and assigns forever the Three Eight parts of
the Said meadow Ground as it is now Surveyed and Divided and

is Butted and Bounded as followeth Begining at a place Between
the upland and the meadow at a place that Bears South iifty two
West Eighteen rods and Ten Links of Chain from a white Sap-
ling that Stands Between the upland & meadow or Very near
the meadow; and from the Said Begining runing North by the
Compass about Twenty four rods to a Creek that puts out into
the meadow from the Large Creek and thence West Two degrees
and a half north five rods Eleven Linkes and one half thence
North Sixty Six Degrees and one half East Seventeen rods and
Sixteen Links to the great Creek then North Twenty Eight de-
grees and a half West thirteen rods and Six Linkes thence North
fifty eight degrees East nine rods thence North Twenty Eight
degrees and one quarter West nine rods and three Linkes to a
fence thence South Seventy one degrees West nineteen rods and
Eight Linkes to the upland; and thence runing Southerly and
Easterly to the place of Begining Containing Near Six Acres of
meadow and Some Creek thatch (the thatch that Lyes within the
Bounds above Said is not Divided But Lyes in Common Between
the parties and Thomas Frost) TO HAVE AND TO HOLD
all the Said meadow Ground Lying within the Bounds aforesaid
(the Creek thatch excepted) unto them the Said Daniel Cock,
Phyany Cock and Lorette Cock to Be divided amongst them Ac-
cording to their respective rights and to remain to them as Ten-
ants in Common and to be enjoyed by them their heirs and
assigns and to them and their own proper use Benefit and behoof
forever And the Said Abraham Vanwyke for him Self and his
heirs Executors and administrators doth covenant and agree to
& With them the Said Daniel Cock Phyany Cock and Lorette
Cock and their heirs Executors &c that they the Said Daniel
Cock and Phyany Cock and Lorette Cock and their heirs and
assigns Shall and may by force and Virtue of these presents
Have hold use and possess all the above remised Premises with
the appurtenances free and Clear from any Let hinderance or
molesta[tion from hi]m the Said Abraham Vanwyke or his heirs
